Seasonal Consideration
We have a couple of bears and raccoons in the area that neighbors have recently reported seeing out active again following a relatively warm, short winter. Please be vigilant of your surroundings and it is also important to keep your trash controlled and locked up as they have been known to go scavenging in garages, mudrooms, and barns.
Additionally, with the unseasonably dry weather Colorado has been experiencing, fire mitigation efforts are important in our community. For questions related to safeguards and resources, please reach out.
Annual Members Meeting Recap - April 2nd
The Annual Members HOA meeting was held at LP Middle School on April 2, 2026. We had 43 out of 134 lots in Canterbury Estates present in person and 4 lots represented by proxy. During the meeting the annual treasurer's report was presented and approved unanimously, new homeowners were introduced, reminder of restrictive covenant and by-laws that govern all lots in Canterbury Estates, community concerns were discussed, new volunteer board members to fill open seats were voted on, and an animal by-law amendment proposal was presented.
As covenant and by-law amendments require at least 60% of the lots within the Canterbury Improvement Association present for voting, we were not able to take an official vote on the proposal. We did however take an unofficial vote and tally with an aim to understand the sentiments of the community with relation to the proposal that was brought forth by some neighbors. Additional details will be sent via an email Newsletter.
Please welcome returning board members Mario Philippou and Matt Lutgen, former board member Paula Moyers, and new board member Gil Pilkington. Thank you to all who were able to join us!
Welcome to Canterbury Estates
Canterbury Estates is an equestrian community located five miles east of Monument, Colorado. The county has zoned us "Residential Rural" with an intentional focus on the "residential" before the "rural". All properties in Canterbury are approximately 5 acres.
Canterbury's homeowners' association was established in 1969 to serve our "colony of congenial persons". Managed and operated by unpaid volunteers living in the community, the HOA works to maintain quality of life for our owners, protect property values, and foster a sense of community for the residents.
